Samantha and Jay throw both caution and money to the wind when they decide to convert a rundown country estate they inherited into a bed & breakfast – only to find it’s inhabited by the many opinionated spirits of deceased residents who now call it home.

When Sam thinks she’s crazy because she continues to see the ghosts of Woodstone Manor, she tries to ignore them, making them even more determined to get her to acknowledge they’re real.

When Thorfinn’s bones are discovered on the Woodstone property, he asks Sam to conduct the traditional Viking funeral he’s always wanted. However, Sam and Jay are torn when they learn that the bones could be sold to a museum for a lot of much-needed cash. Also, the ghosts conduct an election for a “ghost representative” to bring issues to Sam.

When Sam and Jay invite the nosy neighbors Henry and Margaret to a dinner party to woo them into allowing the bed and breakfast, the ghosts are desperately eager to be included on the guest list.

On Halloween at Woodstone Mansion, the ghosts try to help Sam and Jay protect their home from the neighborhood kids who annually vandalize the house.

Pete convinces Sam to invite his living wife to the mansion, only to discover she’s been keeping a dark secret from him for many years. Also, Sassapis gets angry with Thorfinn for binge-cheating their favorite show without him, and Trevor learns he may have a daughter.

Sam enlists the Ghosts to help secure a good review from an overly critical couple staying at the B&B. Also, Isaac tries to integrate Nigel into his friend group.

Sam decides to host a podcast exploring the mystery surrounding Alberta’s death. Also, Hetty develops an unusual relationship with a broken washing machine.

Sam becomes alarmed when the ghosts suggest Jay’s new friends may be part of a cult run by a charismatic leader named Micah. Also, Pete changes his attitude after Sasappis criticizes his unceasing cheeriness.

Sasappis convinces Sam and Jay to try and save an old tree on the Woodstone property that the neighbors want to cut down. Also, Thor attempts to become more environmentally friendly to get Flower’s attention.

A séance at Sam and Jay’s last-minute Halloween party conjures up a spirit from Hetty’s past. Also, Isaac worries Nigel will be turned off by his ghost power.

Sam meets a Viking ghost at the Farnsbys’ house who has an unexpected connection to Thorfinn. Also, Trevor devises a new method for the ghosts to trade favors.

Sam, Jay and the remaining ghosts unravel the mystery of which ghost passed into the afterlife. Also, Sam and Jay must relocate an owl in order to do construction on the barn to turn it into Jay's restaurant.

Sam learns that one of the ghosts' powers is to enter the dreams of the livings and influence their decisions. Also, two of the ghosts think they've learned the secret to moving on.

When Jay's sister, Bela, and her boyfriend, Eric, visit Woodstone Mansion, Eric reveals a major change that took place after his near-death experience there over Christmas.

Pete's ex-wife, Carol, shows up at Woodstone Mansion during Sam and Jay's Halloween party, where they're trying to impress some cool friends. Also, the ghosts hope to bring Flower back with a séance.

A big investor backs out of Sam and Jay's restaurant, leaving them to turn to the one ghost who has money - Isaac.

Trevor's brother, Jeremy, checks into Woodstone after discovering a loophole in the Woodstone Rewards Points program.

While Sam and the ghosts race to find him, Isaac comes face to face with Puritan ghost Patience for the first time since she was lost in the dirt.

When Sam's dad comes to Woodstone for a visit, Patience puts their father-daughter relationship to the test. Also, Isaac must deal with the fallout from his breakup with Nigel, and Thor and Flower handle an awkward situation with Nancy.

The Ghosts seeking some excitement during a low key Halloween join Patience in putting Sam on a witch trial.

Trevor, who has catfished his way into a remote financial analyst job, is in hot water when he's summoned to a mandatory in-person work retreat. Also, Hetty and Sass start a rumor about Pete.

Alberta offers to help Sam prepare for an audition for a community theater production. Also, Sass finds a new reason to interfere in Jay's dreams.

When Sam's book publisher requires source material for her biography on Isaac, she and Jay take a field trip to find a diary he claims he hid when he was alive.

Sam, Jay and the ghosts attempt to extricate Jay from his deal with Elias Woodstone, the devil. Also, Isaac helps Patience through a crisis of confidence and Pete and Alberta navigate the fallout from their kiss.
