Phil travels to north Leeds, where Emma and Lee Fozard are in desperate need of his property expertise. A couple with three young boys, Emma and Lee have outgrown their current home and dream of moving to pastures new. But this three-bed semi is in trouble. After eight months on the market and 18 viewings, there have been no offers on it. Emma and Lee are worn out. Unfortunately, so is the house. While the family are out for the day, Secret Agent Spencer has a snoop around, discovering threadbare carpets, dog-eaten doors and a topsy-turvy garden that all the viewers have turned their noses up at. After confronting Emma and Lee with his cheekily rewritten property particulars, Phil gives the family advice on how to get their home ready for his open viewing in one week's time. But not everyone is impressed with his plans. Phil also works with buyers Jonathan and Anna, a young couple looking for a new home in order to start a family.

He visits a two-bed terrace that is crammed with enough knick-knacks and decorative touches to fill an auction house, so it's clearly cherished by owners Alex and Aneta. But with more than a thousand days on the market and no offers, the love stops at the front door. After an undercover investigation, Phil discovers the house isn't listed with a local agent. And it's over-priced as well as over-stuffed. Also, Phil's working with Will and Ste, a pair of property investors who feed on this area for its buy-to-let opportunities. Would they consider shelling out extra thousands for a property here?

Phil helps Graeme and David, two friends who have been struggling for the past 15 months to sell their three-bedroom flat. With 42 viewings and two offers that have fallen through, something's definitely amiss, especially in a market where good two-bed flats can fly off the shelves in as little as three weeks. Phil is parachuted in to investigate why the property is failing to sell, and what he discovers is a multitude of problems. After confronting Graeme and David with the brutal truth, Phil gives the duo ideas and advice on how to fix the problems. Phil approaches a possible buyer, Rebecca. She is looking to purchase her first home and is interested in finding a two-bedroom flat with a small garden. Is she the perfect buyer for Graeme and David?
